How can I book?

How much is the deposit and when do I need to send it?

We ask for a £500 deposit to secure your booking. The balance is due 12 weeks prior to arrival Full payment is due upon booking if it is booked with 12 weeks prior to arrival A cautionary damage deposit of £400 is held and returned after your stay.

What are the check-in / check-out times?

Check in is from 3pm on day of arrival and check out is at 10am prompt on the day of departure. If you require any deviation from these times, please contact us before your stay and we will try our best to accomodate you if possible.

What are the hot tub rules?

The hot tub is only for use by adults of 18 years and over Please do not use if you are under medication Glass items are not permitted in the hot tub (kindly use plastic glasses) Bathers must not wear lotions, oils, fake tan, make-up or sun-screen in the hot tub. Please shower before entering the hot tub Bathers must not exceed the maximum number permitted in the hot tub (7 people) Bathers must not use the pool if they have had diarrhoea in the last 14 days Persons with heart disease, diabetes, low or high blood pressure, or any serious illness should not enter the hot tub without prior consultation with their doctor. People with skin, ear, genital or other body infections, open sores, or wounds should not use the hot tub because of the possibility of spreading infection. Never use the hot tub alone Pregnant persons are advised to consult their doctor prior to hot tub use. Before use of the hot tub, guests will be requested to sign a disclaimer stating that they understand the hot tub safety regulations.

Can we smoke inside the property?

Smoking is prohibited inside the property; we kindly request that you take advantage of the ample grounds should you wish to smoke.

What happens if we experience problems during our stay?

The owner, Annie Cottrell, lives nearby and is only ever a phone call away. She can be easily reached at 07989 360713. Please contact her if you experience any problems so she can do her best to rectify them so you can continue enjoying your stay.

Do we need to clean the property before we leave?

While we have a professional housekeeping team, we kindly request that all washing up is done and the bedding stripped before you depart.

What would happen if something gets damaged during our stay?

We understand that natural wear and tear is a part of life and that accidents happen, so an honesty box is provided to deal with minor breakages. If any bigger accidents occur, we would appreciate it if you inform us so we can make arrangements for repair to allow the continued comfort, safety and enjoyment of both you and future guests. Any considerable damage necessitating costly repairs will be taken into account when returning the damage deposit.

Is there parking available?

There is ample parking at the front of the house.

What essentials are supplied for our stay?

A basic weekend supply of the following is supplied for your stay: Hand Soap Shampoo Conditioner Loo Rolls (2 per bathroom) Bin bags Washing up liquid Cling film, tin foil & kitchen roll Dishwasher tablets Tea towels Dish cloths Basic cleaning materials Tea, coffee & sugar Salt & pepper Towels (one bath towel per person; one hand towel per bathroom; one bath mat per shower/bath)

Is there WiFi available?

Yes, there is free WiFi available for use during your stay. However, please note that as the Peak District is in a beautiful rural location, sometimes the WiFi signal can be intermittant, which is beyond our control.

Is this property dog friendly?

Yes, however please note that there are livestock in the surrounding fields so dogs must be kept under control at all times. A maximum of two dogs are allowed on site if pre arranged at a charge of £20 per dog. We kindly request that dog owners abide by the following rules: * Dogs must be well behaved and house trained * Dogs must be strictly kept downstairs and off of soft furnishings and beds * Any fouling on lawns or gardens must be promptly cleared up * The dog owner must bring the dog's bed or basket for sleeping in * Dogs MUST NOT be left alone in the property or elsewhere at any time * Dogs MUST NOT lie on beds and hair must be well cleared up before departing * Dog owners must ensure that their pets are free from parasites and fleas before they occupy the property. Failure to do so will incur subsequent charges. Failure to adhere to our dog policy may result in you being asked to leave without compensation. If there is extra cleaning above and beyond the normal clean (especially if we find that they have been in the bedrooms/upstairs) we reserve the right to retain an agreed fee for any specialist cleaning carried out, at the owner's discretion.

What facilities are available during our stay?

The kitchen is equipped with an AGA, electric fan oven with grill, ceramic hob, microwave, double toaster. two kettles, dishwasher, two fridges and a chest freezer, as well as many pots, pans, roasting tins and cutlery. It also has an iPod docking station. The walk-in pantry is fully stocked with a range of crockery and glassware including cafetieres. The utility room is equipped with a washing machine and tumble dryer. Iron, ironing board, indoor clothes airer, hoover and mop are also provided for your comfort and convenience. A BBQ is also available for use (please bring your own coal)

Is the use of fireworks permitted on the property?

Unfortunately we cannot permit guests to use fireworks during their stay due to the possibility of close proximity of local livestock.

What is the noise policy at Burrs Farm?

Due to the quiet rural location, late night noise must be confined to inside the building by 10pm.

What amenities are available for babies and children?

We have two travel cots (please bring your own cot linen) and three high chairs available on request. The second sitting room has an assortment of board games as well as a games console. There is an assortment of DVDs available for your use in the first sitting room. Older children will likely enjoy using the snooker table in the second sitting room. Outside is a swing seat, a Wendy play house and plenty of room for outdoor games.

Do you provide logs for the log fires?

We have 2 log burners located in the sitting room and dining room. We provide 1 basket of logs per fire. There is a log store on site and an honesty box should you wish to purchase more (please note we cannot provide matches.)

Can we have shopping delivered?

For ease, lots of our guests pre-ordered a shopping delivery and you are very welcome to organise this.

Please do make sure you have arranged the delivery time slot to arrive after you have checked in, as we are unable to accept it on your behalf (as the property is let for your exclusive use, we will not have staff on site.)

You may wish to add the directions given on the Location page to your order to ensure your groceries don't get lost!

We highly recommend the delivery service Sauced Here, which has similar functionality to an on line supermarket but is only stocked by local suppliers in the Peak Distric. It's a great service which delivers straight to Burrs Farm or you can click and collect at a local pick up point.

Do I need holiday insurance?

We will not cancel bookings due to the weather, which can get very snowy in winter time! Thus we recommend that guests take out holiday insurance prior to their stay for their peace of mind.
